Curb Appeal: Nearly $10M in high-end listings hit market in February

Nearly $10 million worth of high-end Queen City homes were listed for sale on the market last month, according to the Southern Missouri Regional MLS that aggregates real estate listings.

For the monthly editorial series Curb Appeal, Springfield Business Journal compiled a list of 10 single-family homes within city limits that were listed last month with asking prices of $500,000 or more. The February figure compares with 10 listings in January and seven in December.

The owners of the residences listed in February are seeking a combined $9.8 million.

At 3903 E. Eaglescliffe Drive, the highest-priced home of the month overlooks Highland Springs Country Club, according to its profile with the Southern Missouri Regional MLS. The more than 8,000-square-foot residence, with five bedrooms and eight bathrooms, is being marketed by Murney Associates, Realtors, at an asking price of $3.4 million.

The latest statistics from the Greater Springfield Board of Realtors show the average sale price for residences in its service area was $280,400 in February. That's up from an average of $263,723 in the same month of 2022. Last month, 377 units sold, down from 455 in February 2022.

Statewide, the average residential price rose 4.5% year-over-year to $265,652 in January, according to the latest data from the Missouri Realtors association. Real estate agents sold 3,809 residential properties in January.
