Curb Appeal: 2023 starts with 10 high-end home listings

The new year brought more than $6 million worth of high-end home inventory to the market.

For the monthly editorial series Curb Appeal, Springfield Business Journal compiled a list of 10 single-family homes within city limits that were listed last month with asking prices of $500,000 or more. The January figure compares with 15 listings in the same month of 2022, according to past reporting.

The owners of the residences listed in Springfield during January are seeking roughly $6.6 million combined. In the same month of 2022, residences listed in Curb Appeal had combined asking prices of $10.6 million.

The highest-priced home last month is an east-side residence listed at $1.1 million. Marketed by J. Hopkins & Associates Inc., the home is located in a wooded area with views of Jones Spring. It’s the only $1 million listing for the month.

The latest data from the Greater Springfield Board of Realtors show 428 homes sold in December at an average price of $256,319. That compares with 681 homes sold at an average price of $264,030 in the same month a year earlier, according to the GSBOR.

Statewide, real estate agents sold 5,272 residential properties at an average price of $273,168 in December, according to a news release from the Missouri Realtors association. The average price was up 3.6% from a year earlier.
