35 years of TLC

In a time where denim jackets and Air Jordans were all the rage, Sam and Carol Coryell weren’t focused on buying the latest fashion, but rather investing in real estate. In 1988, the Coryells bought three single-family homes and a 10-unit apartment complex in Springfield. Shortly after acquiring these properties, the Coryells recognized opportunities in multifamily development and founded TLC Properties. Thirty-five years later, TLC Properties has expanded to five cities in four states and more than 5,000 rental units with more on the way in 2023.
Through customer experience, innovation, and community investment, TLC Properties leads the way in property development and management. Known for its exceptional resident experience, TLC Properties prides itself on making life easier and more fun for residents through innovative services and resort-style amenities.
Over the years, TLC Properties adapted to economic downturns, restructuring, and national partnerships – each with positive outcomes that ultimately led to a stronger, more resilient organization.
Thirty-five years later, TLC Properties continues to be forward-thinking, and technology driven. In 2019, TLC Properties expanded out of state and broke ground on its first property in Arkansas. The following year brought the first build in Kansas, which is scheduled to open this spring. Just last year, TLC Properties acquired its first community in Texas which it now owns and operates.
In addition to expanding regionally, TLC Properties has continued to push the envelope with innovation with all its new properties. In 2021, the company opened Monarch, a state-of-the-art 55+ smart technology community. Monarch features fully-integrated smart technology in each unit including Alexa integration and smart lights, locks, and thermostats.
In 2023 TLC Properties will open new properties in Wichita, Joplin, and here in Springfield. The company plans to end its 35th year with the grand opening of Heritage, a state-of-the-art luxury apartment community located where Heritage Cafeteria was for 56 years at the corner of Battlefield and Fremont.
A lot has changed in 35 years, but the legacy the Coryells started in 1988 continues throughout the Springfield community as well as the Midwest.
