Ron Stenger and Stephanie Stenger Montgomery are hoping for a stampede of residential customers for their Wild Horse and The Lakes at Wild Horse developments. |ret||ret||tab|

Ron Stenger, owner and president of Ron Stenger Companies, and Stephanie Stenger Montgomery, Stenger's daughter and an attorney, are partners developing Wild Horse and The Lakes at Wild Horse. The east Springfield communities have been in development since the preliminary plats were approved for The Lakes at Wild Horse in December 1999 and for Wild Horse in January 2000, according to Montgomery. |ret||ret||tab|

Both Stenger and Montgomery say that Wild Horse and The Lakes at Wild Horse are separate developments that use the same development concepts. Cur-rently, 73 lots are available as part of phase one of The Lakes at Wild Horse. They are expected to be priced from $35,900 to the low $80,000 range, Sten-ger said. Wild Horse lots will be available in the spring or summer of 2002 and should be similarly priced, according to Montgomery. |ret||ret||tab|

First phase construction begins this month on the Wild Horse lots. Several phases are planned for Wild Horse, Montgomery said. The first phase will create 55 lots on the development, with 50-75 lots to be added yearly with each phase. The 145-acre tract will accommodate a total 308 lots, Montgomery said. (By contrast, Stenger's Iron Bridge and Stone Meadow communities are 120 acres each.)|ret||ret||tab|

Concerns about the development were addressed with the Pearson Creek Area Conservation Team earlier this year. "We met with the neighborhood group because there were some things they were concerned about," Montgomery said. One concession was to agree to use "down-lighting" in the developments in order to offer lighted safety while keeping the overall brightness to a minimum. "They (the group) supported us at the Planning and Zoning meeting," Mont-gomery said. |ret||ret||tab|

Montgomery added that she feels a certain kinship with residents in that area. "I live out there myself, and I want the same things residents want."|ret||ret||tab|

Blend of amenities|ret||ret||tab|

Montgomery and Stenger are betting that potential residents will want the blend of amenities that Wild Horse and The Lakes at Wild Horse have to offer. The developments will include swimming pools, pavilions, water slides, wading pools, tennis courts, basketball courts, sand volleyball courts, playgrounds, picnic areas and nature/walking trails. |ret||ret||tab|

Both The Wild Horse and The Lakes at Wild Horse will follow in the footsteps of other Stenger developments, such as Iron Bridge and Stone Meadow, according to Stenger. "The Wild Horse developments will have everything that those subdivisions have," he said.|ret||ret||tab|

Montgomery noted, "We'll continue in the same tradition as our other Stenger properties. The Wild Horse developments will be a high-quality development, making use of architectural control and having a good sense of community."|ret||ret||tab|

But Wild Horse and The Lakes at Wild Horse have something special to offer the equine crowd stables and riding trails. "If you live there, you can board your horse," Montgomery said. "We don't know of another subdivision in Springfield where you can do that." The stable amenities will include a 30-stall horse barn complete with foaling stalls, indoor training arena, wash bay, polo field, outdoor riding arena, pasture for grazing and heated water tanks. |ret||ret||tab|

Horse lovers who like wide open spaces will have 150 acres to roam when they saddle up to ride. An experienced stable manager will reside on the premises to care for residents' horses, Mont-gomery said. Only residents of the Wild Horse and The Lakes at Wild Horse subdivision will be allowed to use the stables. They will have to pay for stable services, according to Montgomery.|ret||ret||tab|

"We've had a lot of interest in the development," Stenger noted. "We're just now getting the word out, but it's been well-received." |ret||ret||tab|

Stenger and Montgomery hope to make Wild Horse and The Lakes at Wild Horse a success by following their pro-ven development philosophy. "We try to say to ourselves, what would we want if we lived here?" Stenger said. "I expect it to be very successful, but you never know until you try. We try to think of what amenities residents would like to have, and as we come up with new amenities to offer, we add them in there." [[In-content Ad]]
