Walnut Crossing seeks own niche

Land Run Developments is banking on a unique setting and a limited number of lots to attract home buyers to Walnut Crossing.

Set on approximately 15 acres in south Ozark, Walnut Crossing offers 32 lots where builders will work with the land to make homes fit the natural setting.

The new development is off the beaten path, yet close to the city, said Ryan Estes, manager with Land Run Developments. “It sits in a valley … and with the rolling hills, the homes sit uniquely on the land.”

Chris Bryant, agent and Realtor with Murney Associates, said the development’s setting brings a new look to construction in Ozark.

“It’s neat how it’s not a plain-Jane, cookie-cutter area; it has a rolling hills characteristic, sort of a personality of hills,” Bryant said.

Thus far, 21 of the 32 lots have been sold and 11 homes, ranging in size from 1,500 square feet to 3,500 square feet, are under construction, he added. Lot prices range from $24,900 to $34,900, and homes are priced at $129,000 to $200,000.

The first home went under contract the week of May 23, and most of the homes are available for viewing. Estes, who acts as a director for potential buyers, expects people will be able to start moving in to some of the homes in the next two to three weeks.

“I collaborated with a lot of builders in there. A lot of them offer unique plans and styles. I can send someone to the right builder to fit the buyer’s needs. If someone likes a certain style, I will hook them up with the right builder,” he said.

There are seven builders working in Walnut Crossing. Shannon McMurdo, owner of Woodstone Builders, is 95 percent finished with two homes in the development, including a 3,000-square-foot basement home for $199,500. McMurdo said that in addition to a unique landscape, homeowners will get a little more on the inside.

“(The homes) are a step up from just your basic home; they have hardwood floors and ceramic tile,” McMurdo said.

The exteriors are brick front with vinyl siding.

McMurdo said he was glad to have the opportunity to build in Ozark.

“Homes in that area under $200,000 are hard to come by,” McMurdo said.

Located off Selmore Road, also known as Third Street, Walnut Crossing is one of the first developments to bring residents to south Ozark.

It will give residents easy access to the new Wal-mart Supercenter and Lowe’s, and children will be able to walk to the nearby elementary school, Estes said. This feature, in addition to a unique street design, is intended to accommodate young families.

“It was designed to minimize traffic flow. There are three separate streets going into it. There’s one way in and one way out on every street, so it makes it unique for kids,” Estes said.

Residents in Walnut Crossing also will be a part of a neighborhood association with dues of $150 per year to cover common area upkeep and trash service.

Walnut Crossing will only have one stage of development in an effort to retain the small community feel designed to bring in home buyers.

“There are so many residential subdivisions going in right now. There are many choices for home buyers. Trying to find a niche or being unique is kind of the key,” Estes said.
