TLC breaks ground on $16M Arkansas development

TLC Properties Inc. ceremonially broke ground on its first project outside of Missouri: a multimillion-dollar residential development in northwest Arkansas.

The Springfield-based company held a groundbreaking ceremony Aug. 25, following the start of construction in March. The ceremony was delayed due to the coronavirus pandemic, according to a news release.

TLC spokesperson Angela Frizell said the $16.1 million development dubbed Promenade Commons is being constructed by general contractor Grindstone Construction LLC, with architecture work from H Design Group LLC. The residential community for tenants age 55 and older is scheduled for completion in November 2021, Frizell said, noting some construction elements such as framing have been completed to date.

“We could not be more thrilled for our new property in the growing city of Rogers, Arkansas,” said Jessi Whitten, TLC's chief operations officer, in the release. “As part of TLC Properties' strategic growth plan, the Promenade Commons … is a great fit within our community portfolio.”

The four-story, 144,000-square-foot Promenade Commons is designed with 131 units in its first phase. Frizell said no information is currently available on future phases.

The development is designed with secure entrances, a saltwater pool, dog park and courtyards, among other amenities, according to the release.

TLC Properties manages more than 25 multifamily apartment communities, housing over 7,000 residents, officials say.

The company is targeting a spring 2021 opening for its $14.3 million Monarch Apartments at 611 W. Sunset St., according to past Springfield Business Journal reporting.
