Contractors yesterday began work on a $5.3 million senior living development in north Springfield.
Housing Plus LLC principal Debbie Shantz Hart said the company’s contracting division, HP Construction LLC, began moving dirt for the planned 36-unit housing center at 1320 E. McClernon St., located northwest of Interstate 44 and Glenstone Avenue.
Dubbed McClernon Villas, the five-building community for individuals age 55 and older is scheduled for completion in 12 months. Housing Plus is serving as consultant on the project designed by Sedalia-based Wallace Architects LLC. Century Real Estate Services LLC, owned by Gardner Capital Inc. President Mark Gardner, will manage the community, Hart said.
On 5.4 acres, McClernon Villas would comprise a community center and four buildings with two-bedroom apartments spanning 31,000 square feet. Six of the units would be reserved for veterans, who will be referred by The Kitchen Inc., she said.
Similar to The Kitchen’s Beacon Village development by Housing Plus - which is targeting a September completion date for Phase II - McClernon Villas would utilize state tax credits. Through Missouri’s low-income housing tax credit program, 9 percent of development costs can be reimbursed, according to
DED.Mo.gov.
“Just as we did in Beacon Village, we will do rolling occupancy,” Hart added, noting buildings would become available when they’re completed and as state certifications are received.
The Springfield Planning and Zoning Commission and City Council both approved the building plan in March.
