Ron Stenger Cos. is planning to develop a 56-unit subdivision named Overland Heights in southwest Springfield across from Wanda Gray Elementary School.
Stu Stenger, a developer with the residential and commercial development firm, said the Greene County Planning and Zoning Commission approved the preliminary plat for the subdivision on Dec. 17. He said final plans should be submitted to the county next week. Construction on the infrastructure is expected to begin this spring and wrap up in the fall, Stenger said.
“Word has gotten out through the county process, and so we’ve already gotten some calls from builders and people who are interested,” Stenger said. “The southwest part of town has been popular in recent years, and so we are looking forward to offering a new opportunity in that area.”
Lot prices - about one-third of an acre each - have yet to be determined, but Stenger said he expects homes being built on the properties to range in price from $175,000 to $325,000.
A swimming pool and play area for children would be part of the 22-acre subdivision, he said.
This is the second residential subdivision announcement and third planned project made public by Stenger Cos. since December. At the end of the year, the company
unveiled plans for an 82-acre, three-phase subdivision named Hickory Valley on East Division Street, east of U.S. Highway 65.
Also, at the Dec. 16 Springfield
City Council meeting, a public hearing was held on the developer’s multimillion-dollar, 49-unit senior apartment complex at 3302 E. Catalpa St. Council is expected to vote at tonight’s meeting on the firm’s proposal to rezone 5.3 acres just west of Highway 65 to low-density multifamily residential from a single-family residential district.
