Ron Stenger Cos. plans 80-acre subdivision

Ron Stenger Cos. is planning to build a three-phase, 82-acre subdivision just east of U.S. 65 on Division St., with construction expected to begin by summer.

Stu Stenger, a developer with Ron Stenger Cos., said the Greene County Planning and Zoning Commission approved the preliminary plat for the subdivision called Hickory Valley in October. He said the residential and commercial development firm expects to submit Phase I final plat plans for approval in the next 30 to 60 days. The first phase of the project comprises infrastructure for eight, 3-5 acre lots.

Located just west of Ron Stenger’s Lakes at Wild Horse, the subdivision will be built out during the next five to six years and would comprise 113 lots when complete, Stu Stenger said.

He said demand for new homes is driving the plans.

“Any of the spec builders who are doing business with us at the Lakes at Wild Horse or at Wild Horse are selling their houses before they are complete or just after,” Stenger said. “The housing market has definitely heated up.”

The company plans to build out the subdivision infrastructure to include amenities such as a pool and clubhouse, and sell the lots. Stenger said lot prices wouldn’t be determined until after all plans are in place. He said Olsson & Associates Inc. is the engineering firm that would submit final plat plans to the county for approval.

The second phase would include the subdivision amenities and Phase III would push Hickory Valley’s lot total to 113, Stenger said. He said homes would be built within the $175,000 to $300,000 price range.  

“The real estate market crashed in ’08, and we’ve been fortunate to hold onto our developments and our land,” Stenger said. “Now, we feel the market is ripe.”
