Restaurant tenant secured for Iron Grain District

Magers Management Co. has secured its first restaurant tenant for the $65 million mixed-use Iron Grain District project in Republic.

The Roost Bar & Grill owners Mike Flavin and Gene Lafaro signed on for a 4,700-square-foot indoor restaurant space and a 2,700-square-foot patio, according to a news release.

"We are so excited to bring The Roost Bar to the community of Republic and the Iron Grain District. It fits in perfectly with the business model of who we are and the community we enjoy catering to," Flavin and Lafaro said in a joint statement provided in the release. "We have been waiting for the right moment, and we feel the Iron Grain District is truly the right place, at the right time."

The Roost Bar & Grill is targeting an early spring 2024 opening at Iron Grain District. It will be part of a shopping center comprising two buildings with roughly 24,000 square feet of leasable space.

"We have had a great relationship with The Roost at our Magers Crossing location and cannot wait to continue our partnership with them at the Iron Grain District," said Shannon Handwerker, vice president of operations for Magers Management, in the release. "We just completed the final inspection and will begin infill very soon. We couldn't be more pleased with the direction the Iron Grain District is progressing."

The lease terms were not disclosed in the release. Marketing materials on the Iron Grain website indicate lease rates of $16 to $22 per square foot annually with five-year terms.

Iron Grain District is being developed across State Highway MM from the Amazon fulfillment center, according to past reporting. Eagle Stop was the first official tenant, having signed on for space nearby Iron Grain, according to a spokesperson.

The plans for Iron Grain District also include apartments, a hotel and lots available for lease, according to past reporting.

For The Roost, the Iron Grain location would be its third. The restaurant and bar also operates in Magers Management's Magers Crossing development at Republic Road and Cox Avenue and One Park Centre at Sunshine Street and Kansas Expressway.
