The Springfield Planning & Zoning Commission last night gave its stamp of approval to a revised preliminary plat for the proposed Chimney Rock subdivision.
P&Z voted 6-0 in favor of the proposed plan, which reduces the size of the subdivision to 29 lots from 40 and removes a previously planned connection to Arcadia Avenue. The revised plat from applicant JCRS Development LLC is now scheduled to head back to City Council on Sept. 8.
Neighborhood residents who spoke at the meeting said traffic remains a concern for the development, which is planned near Battlefield Road and Lone Pine Avenue.
"The revised plat for Chimney Rock is an improvement. I'm still concerned about the entrance to the subdivision on Mimosa," said Chimney Hills resident Sonja Shaw. "It's still dense, and it's vastly dissimilar ... from the adjoining neighborhoods."
Prior to the P&Z vote, Springfield senior planner Andrew Menke explained that the adjusted preliminary plat would replace one approved by council in February.
Council's action to approve the previous preliminary plat was followed by a referendum petition put forth by residents. City Clerk Anita Cotter rejected that petition in March, and a lawsuit from a neighborhood resident has been underway since May.
It’s unclear how the revised plat changes the pending lawsuit.
Attorneys representing the neighborhood resident who filed the suit could not be reached for comment this morning on its status following the approval of the adjusted preliminary plat by P&Z.
