A portion of Primrose Marketplace has changed ownership, and a national wine retailer is looking to open a store in that section of the southeast Springfield property, according to public records.
Agree Central LLC, an entity tied to Royal Oak, Michigan-based Agree Realty Corp. (NYSE: ADC), on Jan. 29 took over ownership of the westernmost portion of Primrose Marketplace from G&I IX Primrose Marketplace LLC, according to Greene County recorder and assessor records. The nearly 91,000-square-foot acquired portion of the retail center at Glenstone Avenue and Primrose Street comprises Ross Dress for Less, Marshalls and the former Bed Bath & Beyond store.
The roughly 287,000-square-foot remainder of the more than 370,000-square-foot Primrose Marketplace continues to be owned by G&I IX Primrose Marketplace, public records show. G&I IX Primrose Marketplace, which purchased Primrose Marketplace in 2018, is a partnership between Beachwood, Ohio-based Chase Properties Ltd. and New York-based DRA Advisors LLC, according to Springfield Business Journal archives.
Officials with Agree Realty, Chase Properties and DRA Advisors did not return requests for comment by deadline.
New life appears to be on the way for the roughly 30,000-square-foot Primrose Marketplace space at 3308 S. Glenstone Ave. that was previously occupied by Bed Bath & Beyond before its 2023 closure.
Building permits on file with the city of Springfield point to plans for a store in that spot from Bethesda, Maryland-based Total Wine & More. The wine retailer, which has 278 stores in 29 states, is named in an October 2024 commercial building permit. The most recent movement in city building permits shows an approved framing inspection on March 5.
Officials with Total Wine & More could not be reached by deadline on the store plans.
Agree Realty's website lists two Total Wine stores in Michigan and Wisconsin among its project portfolio.
In the part of Primrose Marketplace still owned by G&I IX Primrose Marketplace, Hudson, Ohio-based fabric and craft supplies retailer Joann is winding down operations in 16,000 square feet, SBJ reported last month.
