O’Reilly Development acquires Build LLC

O’Reilly Development Co. LLC in April acquired Build LLC and formed a new jointly owned venture.
O’Reilly Build LLC officially was formed through the April 1 transaction for undisclosed terms, said Ron Barrett, one of Build LLC’s three owners who launched the company downtown eight years ago. O’Reilly Build LLC was created in February, according to a Missouri secretary of state filing.
Barrett said he and other Build LLC owners Paula Thompson and Steve Monsanto have ownership stakes in O’Reilly Build LLC with O’Reilly Development partners Pat O’Reilly and Denise Heintz.
“It was a joint effort,” Barrett said, declining to disclose ownership percentages held by the executives. “They’ve been my client for a long time. It made sense for both of us.”
Build LLC’s 13 employees were retained, and the newly formed O’Reilly Build is scheduled to move June 1 to O’Reilly Development’s 5051 S. National Ave. headquarters. O’Reilly Development’s property and asset management firm O’Reilly Management Services LLC also operates out of the office, and Barrett said all three will remain separate companies.
For O’Reilly Build, Barrett now is head of business development, Thompson is vice president of operations and Monsanto is vice president of construction.
Led by O’Reilly and Heintz, O’Reilly Development formed in 2013 after O’Reilly and Matt E. Miller ended their Miller-O’Reilly Co. Inc. partnership. Miller moved forward under the Miller Commerce LLC name.
O’Reilly Build’s current projects include Grove Pharmacy/AIDS Project of the Ozarks in Springfield and The Castlewood Senior Living in Nixa. Build LLC was listed as general contractor for the $18.8 million Castlewood project in SBJ’s winter 2016 Construction in the Ozarks report.
O’Reilly Development projects span the state, including Roaster’s Block in Kansas City, The Boulevard Senior Living in St. Charles and The Wildwood Senior Living in Joplin. Build LLC also served as general contractor for O’Reilly Development’s $35 million renovation of a historic Folgers complex in Kansas City into the apartment project dubbed Roaster’s Block. At the time O’Reilly Development was approved for tax incentives in February 2014, it was one of the company’s largest planned projects to date.
