Leasing agent Teresa Schwab of Wilhoit Properties said lease rates are $8.50 to $14.50 per square foot, triple net. Schwab said negotiations are ongoing for a potential client that would use 10,000 square feet on the lower level of the two-story building, but she declined to provide the name pending a signed lease.

The Signature Bank is the lender for the project, which has an estimated cost of $3 million, according to the building permit filed with the city of Springfield.
