OMS heads for North Creek Business Park

For the eighth time in 20 years, Ozark Mailing Service is moving. The full-service mailing center plans to move by Oct. 1 to 20,000 square feet of leased space at 2804 N. Oak Grove in the North Creek Business Park, said OMS President Tom Barr. The firm is now located in 9,600 square feet at 1938 E. Phelps St.

Ozark Mailing Service will lease a new building, now under construction, from owner North Creek 65 Development LLC. Barr is the majority shareholder in North Creek 65 Development and Mark Samuels is his partner.

Barr said the structure, including the land, is worth roughly $1 million, and the project was financed by Country-side Bank.

The North Creek Business Park is being developed by Tom Rankin and the Charlie O'Reilly family.

Rankin said North Creek Business Park is targeted to tenants who are distributors or who need buildings for office-warehouse use. Rankin said all of the infrastructure for the business park should be finished next month, and North Creek 65 Devel-opment LLC's building is the first in the development, located in the 2600 block of East Kearney Street.

"We don't have any other contracts that we can acknowledge at this time, but we've had a great deal of interest, and I think it's really going to serve a need that's out there for those individuals needing two to five acres," Rankin said. The lot prices vary from $1.85 to $2.50 per square foot, depending on the size of the lot.

Rankin added that while most of the lots are between two and five acres, larger needs can be accommodated by combining lots.

The price of the land was one determining factor in North Creek 65 Development's decision to build a facility there, and the location will give Ozark Mailing Service room for future growth.

Ozark Mailing Service provides its customers with a full line of bulk mailing services, including ink-jet addressing, folding and inserting, and laser printing. The company's clients also can save money on first-class mailings, and Ozark Mailing Service also conducts direct mail campaigns and prints invoices for customers.

"This allows for us to be a one-stop processing plant. We produce the material with laser printing, then insert it, fold it and mail it in an efficient process," Barr added.

Ozark Mailing Service employees pick up materials for many of the company's clients, so the move won't have a negative effect on customers.

"Although it is further out ... it's close enough it's accessible to Highway 65 that it should not affect our daily operations," Barr said.

Three-fourths of the new building will be warehouse and production space, and only about 5,000 square feet will house Ozark Mailing Service offices, Barr said. With the move, the Phelps Street location will be closed, and all employees 10 full-time and 13 part-time will relocate to the new space.

Barr plans to add several new workers once the company occupies the larger space.

He said the new, state-of-the-art building will be completely secure, an issue that is important to Ozark Mailing Service and its clients.

Butler, Rosenbury & Partners is the architect for the new facility, and Dock Brothers Construction is the general contractor.
