No bids made in Plaza Shopping Center trustee's sale

Plaza Towers auctioned to highest bidder

Title to the property will transfer to the bank as a result. No third-party bids were submitted.]

The second of two trustee's sales last week for real estate that had been owned by Springfield Property LLC yielded no bidders on Friday.

An April 11 trustee's sale held at the Greene County Historic Courthouse steps was for a portion of the Plaza Shopping Center generally located at 1930 S. Glenstone Ave., according to a trustee's sale notice in The Daily Events publication. However, no bids were made, meaning the property remains in the hands of OMB Bank, which called the loan note on the property due last month.

Attorney Rod Nichols, who served as the successor trustee for the sale via Spentrust-Missouri Inc., opened the bidding at $1 million, the recorded note amount and the starting bid set by the holder of the deed of trust.

After no bids were received, Nichols said, "$1 million going once, going twice, sold for $1 million. The sale is adjourned."

Trent Overhue, of Springfield, who submitted the winning bid of nearly $13.4 million for Plaza Towers and surrounding property in the April 10 trustee's sale, was one of three potential bidders on Friday.

"It's probably too high," Overhue told reporters.

The Daily Events notice for the April 11 trustee’s sale gives the following explanation of the property that was up for bid: “All of the south 17.28 feet of Lot Ten (10), Block Three (3) and the north 48.6 feet of Lot Eleven (11), Block Three (3), all in Ramey Addition to the city of Springfield, Greene County, Missouri, except the west 124.9 feet thereof.”

OMB Bank sued Springfield Property and its owner, Marco Denis, last month to start foreclosure proceedings. The lawsuit indicated Springfield Property and Denis were in default on three loans from OMB Bank and have not taken the necessary steps to rectify the delinquencies. Three unresolved mechanic's liens related to renovations at Plaza Towers also were noted.

In August, Denis was indicted by a federal grand jury for allegedly possessing eight firearms illegally and lying about his criminal record when buying two of the weapons, according to past Springfield Business Journal reporting. Denis was arrested and jailed in mid-July amid Greene County Circuit Court charges of domestic assault and kidnapping.
