The study's aim is to address three major issues: design, land uses and transportation for the West Sunshine corridor, which is designated as West Sunshine/Missouri 413/U.S 60 from U.S. 160 to Farm Road 178.
General concept designs will be identified by property and business owners, citizens, the city's technical review committee and city staff. Among the areas that will be studied for both retail and residential use are parking lots, building design and materials, landscaping, mechanical equipment and outdoor storage at retail sites.
Land-use studies will be used to identify future or potential retail and residential areas along the corridor. The study also will determine the type and size of activity centers -defined as major commercial and mixed-use areas located at major intersections - that could be built along the corridor. Future roadways and environmental issues also will be considered during research about other options for land usage along the West Sunshine corridor.
The transportation portion of the study will examine existing roadways that will connect to the corridor, as well as roadway and parking lot access for future retail and residential development. Primarily, the focus will be on interchanges and major intersections where development is expected.
A second public meeting later this year will collect additional information from the general public. The study is to be completed by the end of the year.
