“All the infrastructure is complete. We’re in a place that we can start building homes in a couple of weeks,” said Lance Long, one of the developers for the project.
AshBrooke is the work of Long Development Co., owned by Lance Long and two partners, Linden Long and Ted Callahan, both of Lexington, Ky. Lance Long also develops and builds homes in the Branson area through The Long Cos.
Long said that the 168-acre AshBrooke community will include 300 single-family homes, 500 apartments units, condominiums, patio homes and more than 12 acres of Shepherd of the Hills Expressway commercial frontage. Long said the developers want to see the commercial property built for use by the residents.
“We’ve had several theaters ask about the property,” he said. “But we want it to accommodate the neighborhood. We want services that will serve them.”
Phase I includes 29 homes ranging in price from $240,000 to $300,000.
“Customers can make personal choices at the preconstruction stage as long as it fits within our criteria,” Long said. He said that customers can choose from six model homes with a range of 1,498 square feet to 2,350 square feet.
Long said the total estimated cost of construction for Phase I, including infrastructure and home construction, is $9.5 million. Citizens Union State Bank of Branson is financing the loan for the land, and Sun Security of St. Peters is financing the infrastructure and home construction. Yung Design of Branson created the master plan, Eddie Wolf of Branson is providing the surveying and Mesa Engineering of Branson is project engineer.
Another 32 homes will be built during Phase II.

The Long Cos. also has other housing developments under way.
Eight of 40 homes are completed at Woodbridge Estates on Lakeshore Drive across from Branson Landing. The subdivision offers a choice of four 3,200-square-foot models with an “Old World feel,” Long said.
Turtle Crossing, a five-acre project across from Thousand Hills on Fall Creek Road in Branson, has received approval from the city of Branson for the construction of 69 residential condominiums. The Long Cos. also has been approved for the 78-acre Long Meadows in Stone County. Located at Missouri Highway 86 and EE Highway in Blue Eye, the project will include 100 single-family homes, 172 apartment units, 10 duplexes, a park, swimming pool and clubhouse.
