How should I prepare my property for an appraisal?

There are a few simple things you can do when getting ready to sell your property to make your appraisal go smoothly and maybe even add value to your property.

• Declutter and clean. This easy first step can really mean a lot when it comes to the valuation of your property.

• If you can, get access to previous appraisals. Were there problems that lowered your home's value in the past? If so, make sure to address them.

• Show your appraiser verification of property size and most recent sale price.

• Include a list of any improvements you’ve made and receipts if you still have them.

• If your property needs any handiwork or minor repairs, take care of them now. Even touching up chipped paint can make a difference.

• Curb appeal matters. Clean up any debris and get the landscaping trimmed.

An appraisal is based on the data and facts about your property but taking these steps can make a difference.
