A fully leased office property east of CoxHealth was listed on the market within the last week.
The 14,000-square-foot Governor's Row, 1411 E. Primrose St., is being marketed for $2.6 million, according to its listing with Wilhoit Properties.
Listing agent Ken Schwab said he advised the ownership investment group, Governor’s Row Office Building LLC, it was a good time to sell the property, given it’s full with tenants and resides in what he called Springfield’s financial district.
“It’s an investment property, no doubt. People that hold properties like this hold them for investment purposes,” Schwab said of the group organized in 2007 by Dr. Mark Crabtree, a founding partner of Springfield Neurological and Spine Institute.
The structure built in 1994 by Bill Jester is occupied by the Federal Deposit Insurance Corp., Benjamin F. Edwards & Co. and an office of SNSI, Schwab said.
The East Primrose property’s 2014 taxable appraised value is $1.6 million, according to Greene County assessor records.
