Project description: A 350-by-364-foot speculative warehouse has just gone vertical in the 220-acre Southwest Missouri Rail and Business Park in Strafford, according to Rand Youngblood, project manager from Rich Kramer Construction. The building will feature two 12-by-14-foot drive-in overhead doors and more than a dozen 8-by-9-foot dock doors with levelers, as well as a sprinkler system throughout and LED high-bay lights. The facility will have 11 heaters, each offering 400,000 British thermal units of heat, and there will be 26 parking spots for semitrailers. The warehouse can be sold or leased as one unit or split into two. According to past Springfield Business Journal reporting, the sale price is $78 per square foot, or $9.9 million. Rich Kramer told SBJ the rental rate is $5.85 per square foot if the building is leased as a whole or $6 per square foot if split into two units. The building soon will be joined by a neighboring 28,800-square-foot building, to be completed in January. Rich Kramer and brother Bob Kramer are developers of the business park.
