Project description: Developer and property manager Tom Rankin is building a speculative industrial warehouse in the North Creek Business Park off of Kearney Street between Glenstone Avenue and U.S. Highway 65. With a lease rate of $4.35 per square foot, including taxes, insurance and common-area maintenance, Rankin said no tenants have yet been secured. Construction features include a roughly 30-foot ceiling, a 12-by-14-foot drive-in door and light-emitting panels to allow natural light into the warehouse. The property is located in an Enhanced Enterprise Zone, allowing for 50 percent real estate tax abatement for tenants, Rankin said.
