Project description: Longtime developer Mike Seitz of Triple S. Properties Inc. is making headway on his multiyear development plan for Deerbrook Marketplace. With two out of eight lots occupied by Kum & Go and McDonald’s, the next project is a five-bay shopping center. Project listing agent Brad Thessing of Thessing Commercial Realty said Primas Mexican Grill has leased the endcap to relocate its Ozark restaurant. Development plans for the acreage northwest of the highways 65 and CC interchange date back to 2014, when Ozark officials gave Seitz a $4.5 million tax abatement package, and established a community improvement district to cover some $4 million in expected public improvements. Calls to Seitz and Ozark Planning and Development Director Cameron Smith were not returned by press time. Deerbrook Marketplace’s remaining lots, ranging from 1.3 acres to 7 acres, are listed for sale by Thessing between $8 per square foot and $20 per square foot. He said tenant discussions are ongoing with hotel chains, retailers and medical office users. The Zaxby’s franchisees in Springfield have said they plan to open their third location in the Ozark development, but Thessing said a lease is not yet signed.
Fishing retail shop Modern Outdoor Tackle moved; Healthy Spot LLC opened; and Springfield law firm Strong, Garner & Bauer PC changed names and moved its office.
