Dutch Bros, Jersey Mike's among tenants in planned west Springfield retail center

Dutch Bros Coffee and Jersey Mike's Subs are among tenants in a planned west-side retail center in front of Springfield Plaza near the intersection of Sunshine Street and West Bypass.

Rockford, Illinois-based RSCC Group is the developer and general contractor for the retail center, with construction scheduled to start soon, said company President and CEO Nathan Heinrich. The roughly 1-acre parcel, located at 3852 W. Sunshine St., is between Taco Bell and Plaza Tire Service in a Springfield Plaza outlot.

Heinrich said tenants of the 4,500-square-foot retail center would be Dutch Bros Coffee, Jersey Mike's Subs, AT&T and Great Clips. Noting St. Louis-based Coralic Architecture designed the development, he declined to estimate costs.

It's the first development in Springfield for RSCC Group, which also operates Rockford Structures Construction Co.

"You've got a fantastic city there in Springfield," Heinrich said. "We're excited to be there."

RSCC Group Springfield MO XIV purchased the parcel in December 2024 from Springfield Plaza Real Estate Inc., according to Greene County assessor and recorder records. A Feb. 20 deed of trust between RSCC Group and Arlo Bank points to a note amount of nearly $2.2 million.

For Dutch Bros Coffee, the store on West Sunshine Street is one of at least two planned in the Springfield market, according to media reports from March. A Dutch Bros spokesperson told Springfield Business Journal in April that the company is in the early stages for its local store plans.

A Dutch Bros location is among possible tenants that also include Aldi, McDonald's, Plaza Tire Service and Casey's at the Ozark Marketplace development, according to an April 1 post by Ozark Mayor Don Currence on the city's website.

The development from Thessing Commercial Properties LLC is on land just east of U.S. Highway 65 across South Street/Missouri Route 14 from the Ozark Town Center, the site of Walmart, Lowe’s and smaller retailers, according to past reporting. 

Grants Pass, Oregon-based Dutch Bros, which has over 1,000 locations, would mark its southwest Missouri debut with the stores in Springfield and Ozark. Its current Missouri offerings are in the Kansas City and St. Louis metro areas.

The Jersey Mike's Subs restaurant in the West Sunshine Street development from RSCC Group will be a roughly 1,600-square-foot eatery from franchisee Nick Morgan, he said in an email.

Jersey Mike's website lists two other locations in Springfield, as well as a restaurant in Ozark.
