Development of vacant College Station space underway

Long-vacant commercial space on the ground level of downtown’s College Station, attached to the city-owned parking structure of the same name, may soon see new tenants following development efforts currently underway.

Building permits filed recently with the city’s Planning & Development office show infill, plumbing and electrical work is to be conducted at 420 W. College St., Stes. 100 and 112.

According to the permits, Suite 100, owned by Tillman Redevelopment LLC, would be the site of a new outpatient medical clinic, and Suite 112, owned by Shoppes at College Station LLC, would be built to house a restaurant. The companies’ owner, Scott Tillman, said no restaurant tenant is currently on board, but the medical clinic would be operated by a group of three doctors, including Shelby Smith.

Tillman’s company, Historic Development & Restoration Inc., is listed as the infill contractor for the project, while Drussa Plumbing & Mechanical Inc. and Spencer Electric LLC are plumbing and electrical contractors, respectively.

The $12 million development project opened in 2008 with then-anchor tenant Hollywood Theatres, which is now operated by Regal Entertainment Group.

The development was quiet until 2011, when Tillman signed a long-term lease with Travis Dibben for a proposed comedy club dubbed Nine of Clubs in 6,700 square feet of College Station’s northwest corner. Plans dissolved after Dibben was charged later that year with selling cocaine to an undercover police officer, according to SBJ archives.

Plans for a Steak-Out franchise restaurant inside the club also never came to fruition, but in October 2011, nonprofit Hamels Foundation signed on for 2,300 square feet on the south side of the development. College Station Lofts were constructed on the structure’s east side in 2013 and Moxie Cinema and Inspired Boutique set up shop on the ground level in 2014.

Greene County assessor records indicate the total square footage of the property owned by Shoppes at College Station is 62,838, with 2015 assessed values of $435,090.

Other tenants currently doing business at College Station include digital creative studio Demi Creative LLC and online marketing agency Campaignium LLC.
