H.C. Rogers Construction Group LLC yesterday announced plans for a new gated community located on roughly 98 acres of land. Owned by Turners Ranch LLC, the property is located immediately north of the intersection of East Sunshine Street and South Farm Road 199, company officials said.
“This is quite a bit of a passion project for Cade Rogers,” said Kelsey Watters, referencing a principal with H.C. Rogers who is working on Turner’s Ranch. Watters is marketing director and real estate agent with Graddy Real Estate, which is marketing the project.
Plans call for Turner’s Ranch 30-acre phase 1 to comprise 64 homes, officials say. Of that total, 54 are expected to be designed and built by H.C. Rogers, with 10 residential lots available for custom-building, according to a news release.
Phase 1’s first eight homes are expected to be complete by the end of spring 2026, company officials said, with phase 1 expected to take roughly two years to be completed, as part of a six-year overall time frame to build out Turner’s Ranch.
Company officials declined to disclose the investment needed to develop Turner’s Ranch. Home prices are expected to range from $550,000-$1 million apiece, depending on size and finishes, company officials said. The homes will offer zero-entry floor plans, meaning no stair steps at any entrance to the houses, according to the release. Floor plans will be either one or two stories, ranging from three to five bedrooms, all with upscale finishes, according to the release.
Plans also call for a range of resident amenities available at Turner’s Ranch, including a zero-entry swimming pool facility; pickleball and tennis courts; pavilion; putting green; fitness lawn and common spaces.
According to the release, Turner’s Ranch is to be a covenant-protected community located in the service area of Glendale High School. City Utilities of Springfield will provide service connections, and fiber-optic internet is to be available.
A ribbon-cutting ceremony is expected in the spring, according to the release.
