With home prices continuing to rise, Springfield Business Journal has adjusted the criteria for its monthly editorial series Curb Appeal that showcases high-end residences listed in city limits.
Starting with this edition, Curb Appeal will have a minimum asking price of $750,000, up from $500,000 previously. SBJ consulted with local real estate experts to land on the new starting price, and data from the Greater Springfield Board of Realtors additionally points to rising costs in recent years.
From June 2015 to the same month of this year, the median sale price grew by roughly 111% to $285,000 from $135,000 for homes in Christian, Greene and Webster counties, according to data provided by the GSBOR. Save for the period between 2018 and 2019, the median sale price has risen every year in the past decade, according to the GSBOR, most recently to $255,000 at the start of 2025 from $245,000 in January 2024 and $238,000 in January 2023.
In July, 16 residences met SBJ's new Curb Appeal criteria for publicly listed single-family homes in city limits with asking prices of $750,000 or more, according to data from the Southern Missouri Regional MLS.
Combined, the asking prices for the homes are $17.8 million.
The top-priced listing of the month, at nearly $2 million, is for a more than 5,500-square-foot home at 4671 E. Beaux Creek Lane. The listing includes 14.6 private acres on the east side of Springfield.
