July brought with it new highs for the year in Springfield's high-end home market, according to Southern Missouri Regional MLS data.
For the monthly editorial series Curb Appeal, Springfield Business Journal compiled a list of 40 single-family homes within city limits that were listed last month with asking prices of $500,000 or more. That beats the previous high of 33 set in June and compares with 28 in May.
The combined listing prices for the homes are $32.1 million, also a high for the year. The previous record for the year was May's $29.6 million, followed by $29.2 million in June.
Seven residences listed last month have asking prices in excess of $1 million. The highest priced home of the month, at $2.6 million, is at 5614 S. Castlebay Drive. The nearly 6,600-square-foot home, with four bedrooms and six bathrooms, is in the Highland Springs gated community.
In July, the average sale price for homes in the Greater Springfield Board of Realtors' service area was $308,330, up from $295,430 a year earlier. There were 575 units sold last month, up from 552 in July 2023.
The most recent data from the Missouri Realtors association shows the average residential sale price statewide rose 4.8% to $332,973 in June. There were 6,854 residential properties sold, a 9% decrease compared with the same month last year.
