Curb Appeal: May listings climb to 2024 high

May was the top month of 2024 so far for high-end home listings in Springfield, according to Southern Missouri Regional MLS data.

For the monthly editorial series Curb Appeal, Springfield Business Journal compiled a list of 28 single-family homes within city limits that were listed last month with asking prices of $500,000 or more. That is the highest total for the year, compared with 24 in April, 23 in March, 24 in February and 19 in January.

Combined, the homeowners who listed the properties in May are seeking $29.6 million in their asking prices, according to the Southern Missouri Regional MLS. The aggregate also topped the previous 2024 high, which was $19.4 million in April.

Asking prices for nine of the residences listed last month are in excess of $1 million. The highest-priced home of the month is located in far north Springfield at 2172 E. Farm Road 48. Priced at $3 million, the nearly 7,800-square-foot home has four bedrooms and five bathrooms.

Throughout the Greater Springfield Board of Realtors' service area, the average sale price in May was $314,840, up from $297,825 a year earlier. The GSBOR additionally reported 605 units were sold last month, up from 594 in May 2023.

The most recent Missouri Realtors association data shows an average sale price of $304,481 in April, a 5.2% increase year over year. Residential properties sold increased by 11% to 6,247.
