Curb Appeal: $21.5M in inventory hits market

One in four high-end homes listed last month had an asking price exceeding $1 million, according to Southern Missouri Regional MLS data.

For the monthly editorial series Curb Appeal, Springfield Business Journal compiled a list of 24 single-family homes within city limits that were listed last month with asking prices of $500,000 or more. That compares with 23 in October and 34 in September.

Combined, the owners of the homes listed in November are seeking roughly $21.5 million in asking prices. Six of the homes have prices above $1 million.

The highest-priced home of the month, at 4231 E. Farm Road 144, seeks $3.2 million in the listing by Murney Associates, Realtors. The 7,467-square-foot east Springfield home is located on nearly 8 acres and includes a pool and tennis court.

The latest Greatest Springfield Board of Realtors data shows an average October sale price of $302,202, up from $294,934 in the same month last year. The same number of units sold, at 502, in GSBOR's service area.

Statewide, the latest data from the Missouri Relators industry group points to a $318,582 average sale price in October, a 7.6% increase year over year. Realtors sold 6,413 residential properties in October, a 7.7% increase from the same month in 2023.
