Curb Appeal: 12 listings make November report

Listings of high-end homes in Springfield were down in November compared with the prior month, according to Southern Missouri Regional MLS data.

For the monthly editorial series Curb Appeal, Springfield Business Journal compiled a list of 12 single-family properties within city limits that have an asking price of $750,000 or more. That compares with 18 in October and 12 in September.

The asking prices for the homes listed last month combine to $18.1 million.

With eight listings priced above $1 million, the highest asking price of the month was nearly $3 million. That's for property at 2801 S. Lone Pine Ave. that has two homes designed by architect Don Russell, according to the listing.

During October, the average area sale price was $311,068, with 528 total units sold, according to the latest data from the Greater Springfield Board of Realtors. That compares with a $300,567 average sale price and 517 total units sold in October 2024.

Across the state, the average sale price in October was $342,467, a 7.5% increase from a year earlier, according to data from the Missouri Realtors association. There were 6,636 homes sold statewide in October, up from 6,413 in the same month of 2024.
