Two years after Springfield City Council approved a 25-year tax abatement for the Brewery District Lofts Redevelopment Corp. project, the downtown development is underway in earnest.

Crews yesterday raised several steel beams for the project adjacent to Springfield Brewing Co. Robin Newhart, project manager for general contractor Morelock-Ross Builders Inc., said foundation work began in September.

The three-story development calls for retail, office and banquet space on the first floor and 25 apartments on the top two floors. Designed by architecture firm H Design Group LLC, Brewery District Lofts is slated for completion in June, she said. The project cost is roughly $2.4 million, according to city building permits.

Via 5999 LLC, the development group comprises Donald Babb, CEO of Citizens Memorial Healthcare in Bolivar, and his daughter, Christina Chanter, who was one of six investors to purchase Springfield Brewing Co. in November 2011. Chanter did not respond to an interview request by deadline.

The Brewery District Lofts Redevelopment Corp.’s abatement supported the demolition of 535 and 527 W. Walnut St.

Information submitted to council in November 2013 indicated the area was valued at $785,000 at the time, and could be valued at over $6 million after rehabilitation.
