Morelock-Ross is the general contractor for Community Foundation of the Ozarks’ new home in downtown Springfield. Hood-Rich Architects and Engineers is the architect for the project, and Smith-Goth Engineers is the engineer. The 10,000-square-foot building, which has a $1.3 million price tag, is the first project of Great Southern Community Development Corp. Construction is set for completion by the end of the year. Because of the Great Southern CDC’s involvement, Community Foundation of the Ozarks will be able to lease the building and the land it sits on for about 20 percent less than it would have cost to hire a contractor and build a traditional construction project. The terms of the lease agreement also include an option that would allow Community Foundation of the Ozarks to purchase the building at its depreciated value rather than its market value. The new building will serve as Community Foundation of the Ozarks’ new headquarters, and it will have more space and meeting rooms, which the organization does not have in its current location in Hammons Tower.
