The appeal of a natural Ozarks setting is part of the marketing strategy for the new 750-acre Branson Mountain Village development. "Our theme is nature. We have streams, springs and mountain views," said Carla Osborn, project coordinator for the development.
Osborn said Branson Mountain Village, located south of Reeds Spring on Lake Road 13-4, west of Highway 13, will also have walking trails and access to Table Rock Lake.
"It is important to us to keep the beauty and nature here so families can enjoy themselves," she said.
Osborn said the acreage is divided into 37 residential subdivisions. Three subdivisions, with 116 lots, are ready for construction with underground utilities and hookups to a community sewer system in place. She said several lots have been sold, and two homes have been built with another five homes under construction.
"Some people are purchasing lots for homes and some are purchasing for resale or for building in the future," she said.
Eventually, Branson Mountain Village will accommodate 700 to 1,200 homesites including townhouses and condominiums.
Osborn said the subdivisions have restrictive covenants and a homeowners association.
Sales of property are made directly through Branson Mountain Village, as well as through a network of real estate brokers. Osborn said the lots, each about one-third acre, are for sale beginning at $26,000.
Although sites are made available to independent contractors, Branson Mountain Village offers turn-key service which includes both lot and home construction financing, home plans and construction beginning at $90,000, landscaping and exterior home dcor, she said.
The development has set aside 60 acres for commercial use, hoping to attract medical facilities, corporate businesses such as banks and a strip mall.
"We hope to be a self-contained community within two years," Osborn said.
A model home, open to the public, and the Branson Mountain Village office are located on site.
