Availability of office space south increases

As Springfield continues to grow, so does its availability of office space. Located at the crossroads of I-44 and U.S. 65 and aided by Branson's expansion boom Springfield has made leaps and bounds both residentially and commercially in recent years.

Southside office and commercial developments, such as Chesterfield Village and the new Quail Creek Village, will be exposed to additional traffic when James River Freeway connects I-44 and U.S. 65.

Another development, the Primrose Office Plaza, located east of Glenstone on Primrose, also looks to see increased traffic with the rest of Springfield's south side. Financed through Commerce Bank, Primrose Office Park comprises two buildings with a third on the way in a campus-like setting with abundant at-your-door parking.

The planned third building will offer the market rarity of approximately 24,000 square feet available on one floor.

"Although it was designed to be broken up into 1,500-square-feet bays, it was developed to be the largest contiguous amount of space," said exclusive agent Ken Schwab of Wilhoit Properties.

When larger businesses look to locate in Springfield, they often have to build because there is not enough contiguous space on the market to support them.

With Primrose Office Plaza, a larger tenant could occupy space in 60 to 90 days instead of having to build and wait to move in.

Schwab has already negotiated the lease of about 24,000 square feet at Primrose Office Plaza to the Principal Financial Group and BancTec USA Inc. Primrose Office Plaza has approximately 9,000 square feet of space remaining available for lease.

The Primrose Office Plaza is zoned for office and some retail use and currently is available in sizes from approximately 1,500 square feet to around 9,000 square feet. Lease rates including a $25 per square foot improvement allowance begin at $10.50 per square foot for existing buildings.
