Aundria Plaza to be complete by summer

Developers DuWayne and Jackie Eoff may have to begin naming their new construction projects after extended family members and pets, because they have already exhausted the names of their children on projects in the area.

The Eoffs' Abbey Lane subdivision was named after daughter Abbey; a street in Abbey Lane and a storage facility on South Campbell were named after son Aaron; and a 32,400-square-foot, $3.5 million retail plaza on south National north of Kelly Greens Apartments is named Aundria Plaza after daughter Aundria.

A 3,100-square-foot Guaranty Federal Savings Bank branch is also being built near the new plaza. A Guaranty Federal representative said the bank will be complete June 1, house seven to 10 employees and is being built at a cost of $600,000. The general contractor for the bank project is Cowherd Construction Co. Inc. and the architect is Butler Rosenbury & Partners. DuWayne Eoff said he purchased the land for the plaza from Guaranty Federal.

"I'm sure I'll end up with a couple of delis or little restaurants in that center," Eoff said. "We're currently negotiating with some national tenants."

Jackie Eoff, a leasing agent with Eoff & Associates' real estate division, and Bill Beall will handle the leasing of the plaza when it becomes available June 1. The Eoffs' company will own the plaza and lease it for $12.50 per square foot. Bill Derington is the architect for the project.

DuWayne Eoff said his company broke ground for the plaza Jan. 1, and passers-by will be able to see it going up by the first week in April. He added that Eoff & Associates has completed most of the underground work for the retail center and is now pouring the foundations.

"The construction will be all steel and masonry. ... We're expecting the steel to arrive April 3," Eoff said.

Eoff said he knows of no plans for a light at the nearby intersection of National and Lark, but said there are plans for a curb cut and center turning lane on National to allow drivers access to Aundria Plaza from both the northbound and southbound lanes of National.

Eoff & Associates also has two local projects in progress for state and federal agencies.

A 30,000-square-foot building to house offices for the Department of Elementary and Secondary Education, Department of Probation and Parole, Department of Corrections, Division of Vocational Rehabilitation and the Department of Social Services' Division of Youth Services is going up near the intersection of Catalpa and Kansas Expressway at a cost of approximately $2.3 million. It will be finished in July.

"We also have an out lot. The corner of Kansas Expressway and Catalpa will be available for development now, so we'll have some other business, a convenience store or fast-food restaurant, going in there," Eoff said.

A 24,000-square-foot, two-story facility west of Cox South on Primrose will house the Social Security Administration's Hearing and Appeals office, and it will be complete in the fall at a cost of approximately $2.8 million.

"There will possibly be some space available in the lower level of the hearings and appeals building for lease for prime office use," Eoff said.

Eoff & Associates and Bax Construction of Jefferson City are the builders and developers of the two buildings, and Bill Derington is the architect. Eoff & Associates will own the buildings and lease them to the agencies.
