A new subdivision is set to add 287 single-family residential homes to Nixa's expanding community. Cobble Creek is being developed by American Equities of Missouri Inc.
The four-phase project is expected to be compete in five to six years. Each phase is scheduled to take about 18 months. Phase one includes 73 lots, priced from $19,950 to $28,950 and ranging in size from 7,000 to 17,213 square feet.
Homes are expected to list from $124,000 to just under $200,000, the minimum square feet being 1,500. Twenty homes in the first phase will feature walkout basements.
Transportation to and from this southeast Nixa location will be convenient, as Dogwood Street at the north border of Cobble Creek will be widened into a three-lane road.
Plans also are in place to eventually connect Dogwood with Highway 160.
Cobble Creek's 10-foot water-wheel entrance is already in place, but the remaining amenities will come in phase two, which is scheduled to begin in September or October.
These amenities include a park and picnic area with barbecue pits, pool, clubhouse, walking trails, basketball and sand volleyball courts, and stocked lakes the largest being stream-fed from smaller ones.
Karen Trimble, a Carol Jones Realtor who is handling the subdivision, says all the interest in Cobble Creek has been "hard to keep up with."
She stocks at least 50 information packets in her mailboxes at the site, and she has to refill them twice a week. Already 25 lots are under contract or sold.
American Equities anticipates full sell-out by the end of summer. Stephen Cope, president and chief operating officer, said he believes Cobble Creek is "probably one of the nicer developments in Nixa still in the affordable price range."
So far nine builders have purchased property, and 16 homes are under construction.
David Samples, owner of DNA Prop-erties, has already sold the house he's building in Cobble Creek. The 2,800 square-foot five-bedroom house with a fireplace on the first floor and a walkout basement is valued at around $145,000.
The swift sale of Samples' only holding in Cobble Creek has led him to consider building on at least two other lots in this phase of the development. Though DNA Properties is based in Springfield, Samples has had encouraging success south of town.
"We've built several houses in Nixa, and they've sold very quickly. In fact, every one that we've started building as a spec house has sold before we got it finished," Samples said.
American Equities is building some spec homes as well.
Cope said they're in the framing stages now and plan to start marketing their homes in a month or two.
Cope is also finalizing designs with the Yung Design Group and getting ready to start work on another new development. Jamestown is nine miles east of Spring-field, along Highway 60. The area is soon to be annexed to the city of Rogersville.
Jamestown will include "118 acres of commercial, 60 acres of single-family residential, and 25 acres of multifamily residential" areas. American Equities has purchased the first 107 acres with options to buy more, and Cope said they hope to break ground on that project in five to six months.
