Aldermen OK 30-acre Branson development

The Branson Board of Aldermen gave final approval Aug. 24 to St. Andrews, a 30-acre development on the west side of U.S. Highway 65 in Branson Hills.
The development would be the second in the Branson area by Branson-based VPG Partners LLC, which also owns Stormy Point Village near Indian Point on Table Rock Lake, said Joel Hornickle, Branson senior planner.
VPG Partners officials could not be reached by press time.
VPG Partners bought the land for an undisclosed amount from HCW Development, the developers of Branson Hills, said HCW CEO Rick Huffman.
Huffman said VPG’s parcel was the last piece of land zoned for commercial use with golf course-frontage.
“It was the only piece of land on the course that would allow condo use,” Huffman said. “They knew that and approached us.”
Hornickle said St. Andrews developers are planning between 100 and 200 housing units.
The development would have 15 lines of row homes with up to 15 units apiece, Hornickle said, adding that St. Andrews would consist of multifamily units that are mostly timeshares and accessible only through Branson Hills.
“In concept, it’s definitely a step up in terms of design and detail than, I think, anything else in Branson, currently,” Hornickle said, describing the units’ concept as similar to Washington, D.C., row homes. “If they stick to their plans and stick to what they say they’re going to do, it’ll be a very high-quality development for the city of Branson.”
St. Andrews amenities include recreational facilities, an indoor swimming pool and a clubhouse replicating one in St. Andrews, Scotland.
The clubhouse would include a restaurant and meeting rooms, according to the plans submitted to the city.
Hornickle could not provide a cost estimate for the project. He said construction would be done in phases with the clubhouse being built first and the buildings closest to the golf course to follow. Branson Hills, a $200 million planned development spanning 1,200 acres in north Branson, has more than 1,150 residences. Developed by Branson-based HCW LLC, its centerpiece is a $31 million, 18-hole golf course that honors Springfield golfer Payne Stewart.
