Aging rooftops show trouble before leaks stop

With recent rainy conditions, one local inspection company says homeowners need to look for the signs of leaks before they start.

Roof condition is one of the most important home aspects to check – and one that is most easily overlooked, according to The HomeTeam Inspection Service.

“You can’t really tell the condition (of a roof) by the roof’s age,” said David Sapp of the service in a news release. “There are many factors that contribute to the overall health of your roof. You need to know the materials, roof style and how much maintenance – if any – has gone into keeping your roof in good shape.”

Common problems

Most common rooftops are made with asphalt and Fiberglas shingles. Widening rain grooves on these shingles are a sure sign of an aging roof, Sapp said.

Shingle edges also can be a tell-tale sign; rounding or curling of these corners indicates that the roof is aging.

A third sign is “alligatoring,” when shingles begin to crack horizontally.

“If you have all three signs, you definitely need to think about replacing your roof before you risk damage on the inside of your home,” Sapp said.

While darkening spots may be a sign of algae rather than roof deterioration, the roof should be kept clean of buildup, leaves and other debris that can cause standing water.

Areas around the chimney and dormers also should be checked, as well as any place where the roof may abut another section of the house or roof.

Gutters also should be regularly checked and cleaned, and annual roof inspections should be performed to maintain the life of the roof and the home.
