$18.5M apartment complex in the works

Construction of an $18.5 million apartment complex in southwest Springfield is scheduled to start this fall.

Rita Baron, principal of project architect Baron Design & Associates LLC, said the development called SilverLeaf Apartments has an estimated completion date of spring 2021 after crews break ground in late fall this year. JSB Investments LLC is serving as general contractor, she said.

Plans call on a two-building, 214,000-square-foot apartment complex with 153 units at the northeast corner of Republic Road and West Bypass at 4069 W. Republic Road, Baron said.

“South Springfield is growing,” she said via email. “It is a great location with easy access to James River Freeway or West Bypass.”

The project site, currently vacant land, is near Russell Cellular Inc.’s new $6 million headquarters that’s being developed at 4015 Wilson Creek Marketplace Road in Battlefield. The Township Senior Living, a $29.5 million project by O’Reilly Development Co. LLC, also is under construction nearby.

Greene County assessor records indicate the landowner is Gerst Properties LLC, a subsidiary of Springfield-based J.R. Kramer Construction Inc., according to the latter company’s website.

SilverLeaf Apartments’ planned features include an outdoor pool, pickleball courts, covered parking and single-car garages. One-, two- and three-bedroom units are in the works, Baron said.
