Thirty-five years ago, TLC Properties built a foundation in Springfield, Missouri. In 1988 Sam and Carol Coryell founded TLC Properties with three single-family homes and a 10-unit apartment community. TLC Properties has expanded to five cities in four states with more than 30 properties and more are on the way in 2023.
 
TLC Properties provides quality, high-value housing that features ample living space, resort-style amenities and a friendly responsive staff to assist you. However, the secret to TLC Properties’ continued growth is its reputation for exceptional resident experience. Sam and Carol Coryell built TLC Properties on six core values: Integrity, Excellence, Unbridled Service, Biblical Principles, Generosity, and Stewardship. These values serve as a guide in daily operations and served the Coryells well during rapid growth. 
 
Throughout the company’s three and half decades, members of the Coryell family have helped cultivate the growth of the property management company including Sam and Carol’s oldest son, Sam M. Coryell. 
 
For the last 27 years, Sam M. has held many positions within the company, including Chief Operating Officer in 2009, and then took the reins as president of the company in 2013, a role he’s still in today. 
 
Under Sam M.’s leadership, TLC Properties increased its portfolio from 2,800 units in 2014 to more than 4,500 units today. Sam M. has led the organization through an economic downturn, restructuring and national partnerships – each with positive outcomes that ultimately led to a stronger, more resilient organization able to thrive at every turn.
 
Sam M. takes pride in the innovative and exceptional living experiences offered to TLC Properties’ residents. Sam M. says TLC Properties exists as an organization to provide a great multifamily housing experience. 
 
Through customer experience, innovation and community investment, TLC Properties continues to grow 35 years later. Over the last few years, TLC Properties expanded its presence outside Missouri with new properties in Arkansas and Texas. This year, TLC Properties will open its first property in Kansas as well as its first property in Joplin, Missouri. However, TLC Properties hasn’t lost sight of where it all started as it plans to open Heritage, a state-of-the-art luxury community located in the space formerly occupied by Heritage Cafeteria on Battlefield Road.
