Construction in the Ozarks: Winter 2013

Throughout this section, Springfield Business Journal’s project profile report provides a snapshot of several developments taking shape in the Ozarks.

From downtown renovations at the Woolworth Building to a new drive-thru liquor store in Ozark and the completion of a $28 million rehabilitation hospital, construction crews are changing the Ozarks’ landscape.

The Springfield Contractors Association will honor a Developer of the Year, Project of the Year, Superintendent and Craftsman of the Year and more during the 29th annual Salute to Construction banquet beginning at 5 p.m. Nov. 7 at Ramada Plaza Hotel & Oasis Convention Center. The SCA also will host a free Salute to Construction week kickoff mixer 4:30–6:30 p.m. Oct. 29 at Farmers Park, 2144 E. Republic Road, to announce the five Project of the Year finalists. Tours of Farmers Park will be led by employees from general contractor Killian Construction Co.

TownePlace Suites by Marriott
2009 S. National Ave.

Officials broke ground March 4 on the first TownePlace Suites by Marriott hotel in Springfield. The five-story, extended-stay hotel is immediately adjacent to Mercy Hospital Springfield. A development of RTT Hospitality LLC, the project brings together partners Rita Baron of architecture firm Baron Design & Associates LLC, Terry Reynolds of C. Arch Bay Co. and Tim O’Reilly with O’Reilly Hospitality Management LLC. Baron Design & Associates designed the hotel, with construction work by general contractor Larry Snyder & Co. Miller Engineering PC is structural engineer; Colvin Jones Davis LLC, mechanical, electrical and plumbing; and Lee Engineering LLC, civil. Leadership in Energy and Environmental Design certification is anticipated for the hotel, which will feature a stone facade with exterior curtain wall openings, a pool and large exercise area. The hotel is slated for completion in May 2014.

Whiskey River Market
1401 South St., Ozark

Developed by Whiskey River Market LLC, co-owner David McPherson said the approximately $700,000 building will house a drive-thru liquor store, an idea he developed after seeing a drive-thru grocery store concept in Philadelphia. General contractor George Hensley, owner of Construction Processing Co., said the 2,400-square-foot building would also include more than 2,000 square feet of outside parking and drive-thru space. Burns Architecture designed the structure with engineering work from Earl Bowlin. A soft opening is planned Nov. 10. McPherson said the structure’s design is clean and easy to duplicate, noting if successful, he would like to expand the Whiskey River brand into the Nixa or Willard areas.


Springfield Catholic High School
2340 S. Eastgate Ave.

The parochial Catholic high school continues work on its $12.9 million addition, funded through individual and foundation donations, along with a loan from the school’s owner, the Diocese of Springfield-Cape Girardeau. In total, the project will add 40,120 square feet to the school with complete renovation to all classrooms and the addition of science labs, additional classrooms, administrative offices and an atrium that is already complete. Director of Development Suzanne Cronkhite said the school also has added a new roof and air conditioning. Work continues on the school’s new gymnasium. The general contactor is Killian Construction Co., with design work from Jack Ball & Associates Architects PC. Engineers are Olsson Associates Inc, civil; Pinnacle Design Consultants LLC, structural; and Colvin Jones Davis LLC, mechanical, electrical and plumbing. The project is slated for completion in January.


Wendy’s renovation
2125 E. Independence St.

Morelock-Ross Builders Inc. is general contractor on Wendy’s of Missouri’s renovation of its East Independence Street location. Builder Andy Ross said the remodel follows the chain’s new ultra-modern theme, a design standard among Wendy’s restaurants nationwide. The project includes a complete renovation inside, as well as design work outside, including wall tile. Baron Design & Associates LLC is the architect, with engineering work by Miller Engineering PC, structural; and Colvin Jones Davis LLC, mechanical, electrical and plumbing. The renovation is slated for completion in early November.

Family Pharmacy warehouse
4101 N. State Hwy. NN, Ozark

Kornerstone Konstruction LLC is general contractor for Family Pharmacy Inc.’s new 17,166-square-foot warehouse facility on 3 acres adjacent to Family Pharmacy’s corporate headquarters. The regional drug store chain plans to consolidate three warehouse operations at leased spaces in Nixa with the new facility serving as a general-merchandise distributorship. The $1.6 million warehouse will supply items for the Ozark-based company’s nearly 20 stores. Torgerson Design Partners LLC served as architect with engineering work from Wells & Scaletty LLC, civil; J&M Engineering, structural; and Schober Engineering LLC, mechanical, electrical and plumbing. The project is slated for completion by the end of November.

Keen Eye Antiques
1970 W. Evangel St., Ozark

Owners Carter Turnbull and Patty Parrish are expanding their Keen Eye Antiques business from its rented 900-square-foot location to a 9,100-square-foot new build located around the corner. Turnbull said he modeled the building after a general store with an old barn look. The antique mall would house about 40 vendors when complete. Remodeling The Ozarks LLC is serving as general contractor on the project and Ozark-based Torgerson Design Partners LLC handled all architectural and engineering work. Turnbull said he’s shooting for a mid-November opening.


Copperstone Square
1335 E. Republic Road

Owner Rod Hughs is making upgrades to the facade of Copperstone Square. Primarily office space, the five-building center totals about 67,600 square feet. The architect on the project is Richard E. Hardy Inc., with all engineering work by Earl Bowlin. Hardy said the project is slated for completion by Dec. 31.


Ashley Furniture HomeStore warehouse
6730 W. King St., Republic

Covington Holdings Inc. dba Ashley Furniture HomeStore is building a new 30,000-square-foot warehouse is Republic to replace a 20,000-square-foot warehouse on Kearney Street in Springfield. Andy Ross, of general contractor Morelock-Ross Builders Inc., said about 5,000 square feet of pre-engineered metal building will be dedicated office space. Slated for completion in mid-December, the architect on the project is Sloan Architects and Interior Design, with engineering work by Edelman Engineering Corp., structural; Lee Engineering Inc., civil and Vandersluis Engineering Inc., mechanical, electrical and plumbing.


Woolworth building
134 Park Central West

General contractor and developer Tillman Redevelopment LLC is planning a January completion for renovations of the former Woolworth building on Springfield’s downtown square. Architecture firm Dake Wells Architecture is handling design work on the 33,200-square-foot building and is moving its offices to the space when complete. Architect Brandon Dake said the adaptive reuse of the existing concrete and masonry building will accommodate mixed uses such as potential retail, restaurant, office and assembly spaces. Engineers on the project are J&M Engineering, structural; and Colvin Jones Davis LLC, mechanical, electrical and plumbing.


Mercy Rehabilitation Hospital Springfield
3000 block of East River Bluff Street, Ozark

Mercy Springfield Communities is working on its second multimillion-dollar project under construction in the southeast Springfield area. The $28 million, 63,000-square-foot Mercy Rehabilitation Hospital Springfield broke ground April 2. A partnership between Mercy and Brentwood, Tenn.-based Centerre Healthcare, the 60 bed hospital will provide inpatient rehab services for patients recovering from strokes, brain or spinal cord injuries, amputations and severe orthopedic injuries. McCarthy Building Cos. is serving as general contractor, with architecture work by Nashville, Tenn.-based Earl Swensson Associates Inc. Engineers on the project are Olsson Associates Inc., civil; Nashville, Tenn.-based Structural Affiliates International Inc., structural; and Nashville, Tenn.-based Phoenix Design Group, mechanical, electrical and plumbing. The project, adjacent to Mercy’s recently completed orthopedic hospital, is slated for completion in April 2014.


Farmers Park
2144 E. Republic Road

Farmers Park, developed by Matt O’Reilly and silent partners of Green Circle Projects LLC, is a $22 million sustainable mixed-use community and retail destination centered around the Farmers Market of the Ozarks. O’Reilly said the 156,000-square-foot space will have four podium structures when complete, including 58 apartments qualifying for Energy Star and Indoor AirPlus ratings by the U.S. Environmental Protection Agency. O’Reilly said, so far, tenants include Metropolitan Grill’s new farm-to-table restaurant, dubbed Metropolitan Farmer, Studio 417 and Ellecor, a decor and furniture store. Two downtown businesses also have signed on for south-side locations, Aviary Cafe and Creperie and 5 Pound Apparel. The general contractor on the project is Killian Construction Co., with architecture work by Kansas City-based Hufft Projects. Engineers are Lee Engineering Inc., civil; Meridian Structural Works, structural; Colvin Jones Davis LLC, mechanical, electrical and plumbing. O’Reilly said some retailers plan to open in November before the holiday shopping season and apartments will begin leasing in December. He expects the entire project to be complete by Jan. 1.


College Station Lofts
305 S. Campbell Ave.

Work continues on downtown developer Craig Wagoner’s three-story, mixed-use property connected to the largely-vacant College Station. Butler, Rosenbury & Partners Inc. is the architect and project manager Chris Swan said the 26,300-square-foot building will house retail and restaurant space on the first floor, with 18 apartments in the upper floors. Downtown art-house movie theater Moxie Cinema has signed on for space on the first floor and is planning a January move. Wagoner’s development and management company Brentwood Management is handling the construction work. Engineers on the project are Butler, Rosenbury & Partners, structural; and Colvin Jones Davis LLC, mechanical, electrical and plumbing.


Jordan Valley Community Health Center addition
1168 Banning St., Marshfield

Springfield Builders Inc. is general contractor for this 3,200-square-foot addition to Marshfield’s existing Jordan Valley Community Health Center. SBI’s Tony Hopkins said the $375,000 project would add dental exam offices, exam rooms and renovate existing exam rooms. Bates & Associates LLC designed the addition, with engineering work from Wells & Scaletty LLC, structural; Lee Engineering Inc., civil; and Colvin Jones Davis LLC, mechanical, electrical and plumbing. The project is set for completion by the end of November.

Verizon Wireless
1286 E. Battlefield Road

Verizon Wireless is setting up shop in the former Romano’s Macaroni Grill in the Fremont Shopping Center. With renovations slated for completion by Nov. 19, Verizon Wireless public relations manager Brenda Hill said work to the 6,500-square-foot structure is being handled by Kansas City-based general contractor WC Construction Co. The architect on the project is Overland Park, Kan.-based Klover Architects and Fond du Lac, Wis.-based company Excel Engineering is handling structural and mechanical, electrical and plumbing work. The store will replace the current Verizon Wireless’ location at 1155 E. Battlefield.


Dollar General
910 S. Glenstone Ave.

Alvaton, Ky.-based DLM Contracting is general contractor on a $600,000 Dollar General store. Designed by Kimbrough Design Studios, architect Densel Kimbrough said the 9,121-square-foot project is a pre-engineered metal building with a split-faced concrete masonry unit facade. Engineers on the project are Mettemeyer Engineering LLC, structural; Overland Engineering, civil; and Crocker Consulting Engineers Inc., mechanical. The retail store is set for a Dec. 18 completion.


Falstaff’s Local and Lofts
311 Park Central West

Owner SWM Real Estate LLC is renovating a former bar just off the downtown Springfield square into a two-story restaurant and housing concept, Falstaff’s Local and Lofts. Bates & Associates LLC architect Jason Gundy said the approximately $700,000 project will feature a 2,700-square-foot Falstaff’s Local Bar & Grill on the first floor and two 1,350-square-foot lofts on the second floor. Mike Deam Construction is serving as general contractor, with engineering work from Wells & Scaletty LLC, structural; and Latifi Engineering, mechanical, electrical and plumbing. Grundy said the project should be complete by February 2014.


The Frisco
309 N. Jefferson Ave.

The Vecino Group LLC is transforming the former Landmark building downtown into 68 affordable housing rental units, dubbed The Frisco. Design and construction manager Bruce Adib-Yazdi said all units in the $5.8 million project are being universally designed to accommodate all potential residents. The building will include common space for residents on each floor, an exterior courtyard and some covered parking. The general contractor on the 65,000-square-foot project is Build LLC, with design work from Place Maker Architects and all engineering work from Wells & Scaletty LLC. Adib-Yazdi said the Missouri Housing Development Commission approved project is slated for completion in January.[[In-content Ad]]
