Office project targeted for coveted Medical Mile

An office development is planned on one of the few vacant lots available along the crowded Medical Mile.

Through National Place LLC, Mike Fusek of Sperry Van Ness/Rankin Co. is seeking to develop the three-story, 30,000-square-foot project at 3150 S. National Ave., a nearly 1.9-acre lot southeast of the National and Montclair Street stoplight. A separate, 4,000-square-foot vacant building also will be renovated for new tenants.

“It’s a great location and the demand is there,” said Fusek, who’s negotiating the purchase of the lot for undisclosed terms with the Elpidio Y Alcancia Trust.

Fusek said construction is expected to start around Jan. 1 on the new building designed by Buxton Kubik Dodd Creative. A general contractor hasn’t yet been hired for the project slated to wrap in November 2017. He declined to disclose the projected investment for the office center. Noting some tenants have signed on, he declined to disclose them.

The existing building on the far south end of the property is the former home of Clarke Orthopedic Clinic. Fusek was unsure when Clarke Orthopedic moved out of the space, and a call to the clinic went unanswered this morning. He said the building would undergo exterior and interior remodeling.

A listing posted last week by Fusek indicates a base lease rate of $18 per square foot.
