Project description: The first phase of the $65 million Iron Grain District in Republic is nearing completion across State Highway MM from the Amazon fulfillment center. Phase I is a shopping center, and its first building will be completed in April with its second following in May, according to Shannon Handwerker, vice president of operations for Magers Management Co., who said additional lots on the property will be available for lease. The commercial portion of the mixed-use development will include dining, shopping and entertainment venues; although some tenants have been lined up, Handwerker said she was not yet ready to name them. She added that the next phase will bring villas and townhomes to the 30-acre site, and this portion of the project will be put out to bid in about three months. Arch Watson of SVN/Rankin Co. is coordinating leasing for the shopping center, which is listed on Iron Grain District’s website at a rate of $18.50-$24.80 per square foot per year.
