Curb Appeal: $20M in high-end inventory hits market

The month of May appears to have set the seasonal pace for high-end homes in the Queen City.

For the monthly editorial series Curb Appeal, Springfield Business Journal compiled a list of 28 single-family homes within city limits that were listed last month with asking prices of $500,000 or more. That's up from 23 in April and 19 in March and marks the highest number of homes listed in a single month this year.

The properties listed last month have combined asking prices of $20.2 million, according to Southern Missouri Regional MLS data.

At roughly $1.6 million, the highest priced home of the month is located northeast of the Sunshine Street and U.S. Highway 65 interchange. Listed by Murney Associates, Realtors, the three-bedroom, four-bathroom residence was designed by famed Springfield architect Don Russell.

In 2022, May had the highest number of high-end listings, at 29, followed by June, at 26, according to past Springfield Business Journal reporting. In both months, the combined asking prices were at yearly highs of more than $20 million.

The latest 2023 data from the Greater Springfield Board of Realtors show the average sale price of the 590 units sold in May was $298,067. Comparatively, 725 units sold in May 2022 at an average price of $282,014.

Statewide, 5,641 residential properties sold in April, a 21.5% drop from the same month a year earlier, according to a news release from the Missouri Realtors association. The average price was $289,384, a 1.3% increase year over year.
