6-story office building planned in south Springfield

A six-story office complex is in the works in south Springfield.  

BiBi Investments and Development LLC is slated to develop a 41,000-square-foot building at 4103 S. National Ave., located at the southwest corner of James River Freeway and National Avenue, said Brent Stevens, principal with project architect H Design Group LLC.

"The building is being set up as shell office space for future tenants," he said via email of the project called BiBi Office Complex.

Base Construction & Management LLC is serving as general contractor for the project, Stevens said. With views of Medical Mile, the building is designed with natural daylighting and a patterned brick facade.  

Construction is slated to wrap by early 2023, and the project cost is undisclosed, Stevens said. The building would sit on the north side of the Los Cabos Mexican Grill and Cantina parking lot, he said, noting minor demolition would be conducted to make way for the project.  

The developer, who does not wish to be identified, is in talks with multiple potential tenants including corporations, a bank, equity firms, and medical and law firms, Stevens added.  Thessing Commercial Realty is serving as the listing agent.
