Sneak peak inside O'Reilly Hospitality’s new HQ

O'Reilly Hospitality Management LLC on June 23 moved into its new headquarters at 4045 E. Sunshine St., ahead of a ribbon-cutting ceremony scheduled tomorrow.

The 20,000-square-foot building is co-owned by David Ransin, whose Ransin Injury Law occupies a third of the space.

Tim O'Reilly co-owns the rest and uses it as the headquarters for his hotel development company and O’Reilly & Preston LLC law firm. Some space also is leased to Bigler Law Office.

“It has a significant amount of meeting space, which we need,” O'Reilly said. “We have a lot of people who work off-site and need to come in for meetings.”

O'Reilly Hospitality has 30 employees at its corporate office and 1,200 staff members across the country, he said.

“It has some great accents to it like a roof top pergola,” he said. “That will be used for outdoor office meetings and social events.”

O'Reilly did not disclose the project investment but construction costs are estimated at $3.9 million, according to city building permits.

The land had to be rezoned before construction started.

“There were some homes that were there, and they were not occupied. So we purchased basically three lots,” he said.

Part of the land behind the office building was sold to another developer to build a housing project. The land is zoned for another 40,000 square feet of development that could be sold or built-to-suit, O'Reilly said.

“It’s office space that allows us some future growth potential, too,” he said.

The building, designed by Jon Dodd of Buxton Kubik Dodd Creative and built by Rick Quint’s Q & Co. LLC, replaces offices rented at Killian Construction Co.’s headquarters.

“It has a test kitchen, which for our hotels and restaurants is particularly helpful for us, as we try to standardize all of our food-and-beverage operations throughout the country,” he said.

O'Reilly said he did not go through the process to have the building Leadership in Energy and Environmental Design certified, but it does incorporate many of the government’s energy and water efficiency standards.

“On the outside it will have all native grasses and flowers – it won’t have watered lawns,” he said.

The parking has a light-colored surface to decrease heat around the building, he said, and solar panels will be added in the future.

O’Reilly chose the area because of its quiet surroundings, close proximity to Highway 65 on the west as well as easy access to rural areas to the east.

“Part of our culture at OHM is to have a cycling team,” he said. “So, we have a lot of cycling training rides that are going to be based out of that. The cycling on that side of town is fantastic. All the way out toward Rogersville there is an enormous amount of wonderful cycling routes that we all use.”

O’Reilly encourages all employees to bike to work or participate in cycling and running after hours. The headquarters even includes a bike shop complete with showers and changing rooms. The staff dubbed the headquarters The Hub, referencing a bicycle wheel hub.
