Magers Crossing adds to tenant lineup

A yoga studio hit the finish line first at Magers Crossing in southwest Springfield.

SWET Hot Yoga and Fitness Studio opened March 25 at 4216 S. Cox Road, earning the title of first tenant to begin operations at the estimated $3.5 million retail and restaurant development that began last summer.

Restaurateur Pat Duran’s fast-casual Great American Taco Co. was the first tenant to sign on, in June 2017, according to listing agent Arch Watson of SVN Rankin Co. LLC at the time.

Great American Taco plans to open tomorrow, according to a news release. The release also identified a new business partner for the restaurant, Tyler Thompson of the Thompson Sales Co. auto dealership.

Property listings for the 42,000-square-foot shopping center indicate lease rates of $14 and $16.50 per square foot. The development is on the southeast corner of Cox and Republic Road, near where Kansas Expressway will be extended and the $26 million federal Veterans Affairs clinic is approaching completion.

Watson said two other businesses have signed leases: The Roost Bar & Grill and an Edward Jones financial adviser office. He said SWET will be flanked by the new tenants.

Signage already is up for The Roost, and infill is underway. Watson understood it to be a second location for the sports pub on West Sunshine Street since 2009.

He said talks are ongoing with a prospect for the remaining unit of the building that faces Republic Road, where Great American Taco and Hudson Hawk are ready to open shop.

“They’re very excited, particularly about the design and look of the building,” Watson said of conversations with tenant prospects. “They’re excited about the traffic from the VA clinic.”

As for as the Kansas extension, he said, “I haven’t hear any feedback on that.”

Next door to Magers Crossing, developer Randy Magers is clearing 4 acres of wooded land recently rezoned to general retail space. It previously was zoned for single-family residential use.

Magers hasn’t commented on his plans for the acreage.
