A real estate listing released last week by Sperry Van Ness/Rankin Co. gives insight into the planned Magers Crossing retail development near the $8.6 million Veteran Affairs clinic.

The 2150 W. Republic Road development would have two mixed-use buildings for restaurant, retail and office tenants. Together, the buildings would comprise over 40,000 square feet on 5.6 acres owned by Randy Magers on the southeast corner of Republic and Cox roads, according to the listing. Magers and Sperry Van Ness/Rankin adviser Arch Watson, who listed the planned development for lease, could not be reached for comment by deadline.

According to the listing, the lease rate of the 11,276-square-foot first building is $16 per square foot triple net. The 29,334-square-foot second building lists for $13.50-$14 per square foot triple net. All of building one is for lease, while building two only has 14,624 square feet available, according to the listing.

Last week, H Design Group LLC principal Brent Stevens said the firm designed the retail center planned to the west of the Kansas Expressway extension past Republic Road. He declined to name the developer or say if any tenants were on board.

The listing does not include an estimated completion date for Magers Crossing.

East of the planned Kansas Expressway extension, Veterans Health Care System of the Ozarks officials broke ground last week on a 92,000-square-foot clinic.
