Land near Bass Pro to be redeveloped for restaurants

Changes are coming to one of Springfield's busiest intersections.

Jason Pullman and Jeff Hebbel’s East Sunshine Property Group LLC plans to redevelop the northeast corner of Sunshine Street and Campbell Avenue after purchasing property with four businesses, three of which are in operation.

The 1.8 acres among four parcels – kitty-corner to Bass Pro Shops and Wonders of Wildlife Museum and Aquarium – currently are home to Cottage Veterinary Hospital PC, Missouri Title Loans Inc. and Carlson Pet Hospital Inc. Another business, Gunslinger Gun & Pawn Inc., recently shuttered. Thessing Commercial Properties LLC is preleasing the development. Pullman said he met with each of the business owners individually and did not hire a broker.

“It was not a cheap corner – that’s for sure,” Pullman said, declining to disclose how much the business partners spent with financing from Central Bank of Branson. “But we thought it was worth the premium that we paid.”

The combined 2017 appraised value of the parcels is $851,1000, according to Greene County assessor records.

Thessing Commercial’s website lists two future buildings for lease on the land. The first is a 3,500-square-foot drive-thru restaurant. The second, Pullman said, would either be a 9,900-square-foot restaurant or retail space or another 3,500-square-foot drive-thru restaurant. The newly designed lot would share about 100 parking spaces. More than 30,000 vehicles travel on each road through the busy intersection every day, according to the listing online.

Pullman said several national and regional chains are interested in the area, where East Sunshine Property Group will demolish the existing buildings in the spring to make way for the new development expected to be completed in the summer.

“We’re just trying to get the right tenant mix,” he said. “It’s really important to us that we get people that blend well together.”

Pullman and Hebbel began planning the redevelopment about a year ago, but in January, before they had contacted any of the property owners, the gun shop became available through auction.

“It just coincidently came up at auction. So we went and picked it up, and that was kind of piece one of the puzzle,” Pullman said, suspecting the owner had retired.

Gunslinger’s phone number is permanently disconnected. According to the Greene County Collector’s office, Hebbel’s Z5 Restaurants LLC bought 303 W. Sunshine St. on Jan. 31.

The Missouri Title Loans property was purchased from Elliott Glasser, who, Pullman said, now lives in Arizona. He expects the loan company’s lease to expire soon.

Jason Randolph, office manager at Carlson Pet Hospital, confirmed the practice would move in two months to 1634 W. Elfindale St. Delbert Carlson founded Carlson Pet Hospital in 1960, according to Springfield Business Journal archives, and it is now run by his daughter Liisa Carlson.

Cottage Veterinary Hospital also will be moving, Pullman said. The Lamar Advertising Co. billboard at the intersection also would need to come down, he said. A representative at Lamar declined to comment.

The last of the four properties were transferred to East Sunshine Property Group on Aug 25, Pullman said. It will take four to six months to acquire construction permits, allow tenants to move out and begin construction. Leasing options would include five- to 10-year contracts plus options, Pullman said, with rates set in the upper $30 per square foot range. Pullman declined to say how much the project would cost. He noted a general contractor and architect aren't yet on board.

Pullman and Hebbel launched Springfield’s first Zaxby’s restaurant in September 2016 at 3220 E. Sunshine St. Pullman has worked in food service for 25 years, previously as a Subway franchisee and currently operating two Firehouse Subs in the Queen City.
